A ~9-minute read for buyers who want the numbers before the showflat tour. Aurea launched in March 2025, so this review also looks at what buyers have actually paid since.
Aurea · 802 Beach Road (District 7, Core Central Region). On the NAVIS PrimeKey Analysis it scores 31/40 (77.5%) — 3.9 out of 5 stars, strong on 6 of 8 pillars. The verdict: a rare, small-format city address with a fresh ~97-year lease, a 3.42% projected yield and growth plans next door at Kampong Bugis. The trade-offs are a small 188-unit project (thinner resale liquidity), no primary school within 1 km, and a high entry quantum. Best for investors and city professionals with a long horizon. Less suited to families who need school proximity.

You’ll hear that District 7 is “the new prime”. Some of that is fair. Beach Road sits between Bugis and Marina Bay, and the government has put real plans on the map around it. But “prime” is a label, not a reason to buy. The questions that matter for your household are simpler: what are you paying per square foot, who else will you be competing with when you sell, and does the quantum fit your finances without stretching them?
Aurea is not a typical condo. It is the residential tower of a mixed-use redevelopment of Golden Mile Complex, the first large modern building in Singapore to be conserved. Residents get 188 homes in one 45-storey tower, linked by a Level 2 bridge to a refreshed retail, office and medical block. That makes it a scarcity and story play, not a mass-market one.
It is also now 20 months past launch. Launch weekend was modest: 23 of the 78 first-phase units sold at an average of ~S$3,005 psf, which is normal for the Core Central Region (CCR), where projects tend to sell steadily rather than in one weekend. Since then, 2-bedroom units have changed hands at roughly S$2,770–2,960 psf and 3-bedrooms at ~S$2,650–3,040 psf. In plain terms, the price you can negotiate today may sit below the launch average. That is useful to know before you sit down at the sales table.
Below we walk through the five angles you’ll hear from every agent presenting Aurea, then put it through the NAVIS PrimeKey Analysis — the 8-pillar framework we use to grade any Singapore project on data, not on hype.
Quick project facts
- Developer: GMC Property Pte Ltd — a joint venture of Perennial Holdings and Far East Organization
- Architect: DP Architects, who also designed the original Golden Mile Complex; Studio Lapis Conservation as conservation specialist
- Tenure: 99 years from 18 November 2024 (~97 years remaining)
- Total units: 188 residential, in one tower of 45 storeys. The conserved block alongside holds a separate 156 office and 19 medical strata units, plus retail — those are not part of the residential count
- Land area: 13,462.3 sqm (144,908 sq ft) for the whole mixed-use site, at a gross plot ratio of 5.6
- District: D7 — Beach Road, Downtown Core (Core Central Region, CCR)
- Address: 802 Beach Road, Singapore 199980 (residential); The Golden Mile at 800 Beach Road, Singapore 199979 (commercial)
- Land cost: S$700M collective sale in May 2022 for the whole mixed-use site. No separate residential psf ppr has been published, so the figure is context, not a like-for-like land rate
- Nearest MRT: Nicoll Highway (CC5, Circle Line). The developer’s materials put it at ~400 m / 5 minutes, which relies on a future connection; the route you can walk today is ~500 m / 6 minutes. Lavender (EW11, East-West Line) is ~800 m / 9 minutes
- Schools (1 km): none, so there is no Primary 1 ballot advantage at this address. The nearest primaries — Farrer Park, St Margaret’s and Hong Wen — are about 6 minutes’ drive
- Car park: 129 lots plus 3 accessible lots for 188 homes (~0.7 per unit), with 4 EV charging lots and 48 bicycle lots. No visitor lots and no motorcycle lots
- Expected TOP: Q2 2029 · vacant possession by 31 March 2030
- Indicative maintenance: from ~S$432/month (2-bedroom) to ~S$612/month (4-Bedroom Premium), subject to final share values
- Sale status: launched 8 March 2025; selected units available
Unit mix
- 2-Bedroom — 635, 646 and 710 sq ft — 84 units
- 3-Bedroom — 1,001 sq ft — 28 units
- 4-Bedroom — 1,442 sq ft — 28 units
- 4-Bedroom Premium — 1,798 sq ft — 28 units
- 5-Bedroom Sky Villa — 2,863 and 3,251 sq ft — 18 units (levels 34–42)
- Penthouse — 5,608 and 8,816 sq ft — 2 units (levels 43 and above)
Two-bedders are 45% of the project (84 of 188) and the 4-bedders another 30% (56 units across the two sizes). That is an unusually even split for a city project, and it tells you Aurea is pitched at two different buyers at once: the investor or professional couple taking a 2-bedder, and the established household taking a 4-bedder with a private lift. Worth knowing when you compare stacks: homes on levels 4–16 have 2.85 m ceilings, while the “H” units on levels 18–32 have 3.02 m.
The 5 selling angles you’ll hear
1. “A conserved national icon.” Aurea is part of the first collective sale and conservation of a modernist building in Singapore. You’re buying into a landmark, not a generic tower.
2. “Only 188 homes in a mixed-use development.” Mixed-use projects usually run to 400–700+ units. Aurea is boutique by comparison.
3. “Bay and city views, with three sky terraces.” Facilities sit on levels 3, 17 and 33 — the Resort deck with the Grand Infinity pool, the Lounge deck with a private dining room and viewing point, and the Sky deck with the Sky Infinity pool and sky gym. Even city-facing 2-bedroom owners can take the bay view from the common areas.
4. “Downtown Core with growth plans all around.” Beach Road and the Ophir-Rochor corridor, the 8.2-hectare Kampong Bugis precinct, the Nicoll waterfront precinct, Kallang Alive and the North-South Corridor.
5. “Blue-chip team and premium specs.” Far East and Perennial as developers, DP Architects on design, private lifts from the 4-bedroom types upwards, Laufen and Franke fittings, and 3.02 m ceilings on levels 18–32.
All five are fair points. The question is how much each one should weigh for your household.
The honest review — NAVIS PrimeKey Analysis
NAVIS PrimeKey scores a home on eight pillars, each out of 5: MRT connectivity, growth hotspots, the GLS and en-bloc pipeline nearby, project size, remaining tenure, rental yield, school effect, and the MOP cluster (nearby HDB flats reaching their Minimum Occupation Period, a key source of upgrader buyers). It is a shortlisting tool. It shows where a project is strong and where you need to look harder — not what a unit is worth.
Where Aurea scores full marks (5★)
- GLS / En-bloc Pipeline (5★). Five Government Land Sales (GLS) and en-bloc sites within 2 km, including Kallang Avenue, Tanjong Rhu Road, Tanjong Rhu Close, Dorset Road and One Sophia. New land at higher prices tends to set new benchmarks for nearby homes. The flip side: those sites also add future supply that will compete for the same buyers.
- Remaining Tenure (5★). About 97 years left on a 99-year lease that began in November 2024. Lease decay is not a concern for many years.
- Rental Yield (5★). Projected gross yield of 3.42% for the CCR, above the 3% threshold. Supported by tenant demand from the CBD, Bugis and the offices next door at The Golden Mile.
- MOP Cluster (5★). The report counts 2,305 HDB units within 2 km. That figure is worth unpacking, because the two halves behave differently. 1,681 units reach MOP between now and 2029 — Kallang Residences (243 units, Dec 2026), Kallang Breeze (411, Sep 2027), Towner Crest (444, Sep 2028) and Kempas Residences (583, Sep 2029). The other 624 are at Bendemeer Light, which passed MOP in October 2021; those owners have already been free to upgrade for five years, and many will have moved. So the genuinely forward-looking upgrader pool here is 1,681, not 2,305 — still a real source of future private buyers, though at Aurea’s quantum many of them will look at cheaper city-fringe options first.
Where it holds its own (3–4★)
- MRT Connectivity (4★). A 6-minute walk (~507 m) to Nicoll Highway MRT (CC5) at Exit A. Good for daily commutes, but the East-West Line at Lavender is a 9-minute walk, so a two-line household should time both routes.
- Growth Hotspots (4★). About 334 m from the Kampong Bugis growth area, an 8.2-hectare precinct planned for up to 4,000 homes. Close enough to benefit from new amenities and attention; also close enough to face that supply when you sell.
Where it doesn’t (1–2★)
- Project Size (2★). 188 units. Boutique scale feels private, but fewer units means fewer transactions to set prices and a thinner resale market, especially in a downturn. If you need to sell in a quiet year, a buyer has few comparables to anchor on — and so do you.
- School Effect (1★). No primary school within 1 km, so no ballot priority. The nearest primaries (Farrer Park, St Margaret’s, Hong Wen) are about 6 minutes’ drive. A real gap for young families. Remember that 1 km only ever gives ballot priority, never a guaranteed place.
What else to weigh (not scored by PrimeKey)
- The quantum, not just the psf. The smallest home here is a 635 sq ft 2-bedder, and prices at preview started from ~S$2,750 psf. There is no 1-bedroom entry point, so the cheque is larger than at a comparable city-fringe launch even when the psf looks reasonable.
- Parking is tight, and there are no visitor lots. About 0.7 lots per home, with nothing set aside for guests and no motorcycle lots. Fine for a car-lite household in the Downtown Core; a constraint if you run two cars or host often.
- You are buying into a working commercial building. The conserved block next door is a live office, medical and retail address with its own 178 commercial car park lots and its own traffic. That brings convenience on your doorstep and footfall past it. Visit on a weekday, not only on a quiet showflat Sunday.
- Completion is still some way off. TOP is estimated at Q2 2029, with vacant possession by 31 March 2030. That is a long runway for a 2026 buyer — useful if you are building up funds, less so if you need somewhere to live sooner.

Who is Aurea actually for?
- City professionals and couples working in the CBD, Bugis or Marina Bay who want a 2-bedroom within a short commute and can hold for 7–10 years.
- Established families upgrading to space who want a 4-bedroom with a private lift and bay views, and whose children are past the primary-school ballot stage or in international schools nearby.
- Long-horizon investors who want a scarce, heritage-linked CCR address and are comfortable that the growth catalysts play out over a decade, not a few years.
Who it doesn’t suit: if you need a primary school within 1 km for ballot priority, Aurea has none. If your budget is tight or you may need to sell within 3–5 years, the quantum and the coming Kampong Bugis supply make a quick, profitable exit uncertain. And if you want two cars or easy visitor parking, ~0.7 lots per unit with no visitor lots is a real constraint.
