A ~9-minute read for buyers who want the facts before the showflat tour, not after.
Hudson Place Residences · Media Circle, one-north (Queenstown planning area, District 5). On the NAVIS PrimeKey Analysis it scores 30/40 (75.0%) — 3.8 out of 5 stars. The verdict: a growth-and-rental play priced off a 2025 land cost that the newer sites nearby can’t match. It takes full marks on growth catalysts, land pipeline, tenure and rental yield, and scores poorly on MRT walkability and primary school proximity. Best for investors and one-north professionals with a 5–10 year horizon. Less suited to families planning around a primary school ballot, or anyone who needs a short daily walk to the MRT.

Every new launch in the west now has the same headline: AI. Budget 2026 put artificial intelligence at the centre of Singapore’s growth plans, and one-north sits closest to the action. So it’s fair to ask whether “near the AI hub” is a real reason to buy, or just this year’s version of “near the CBD”.
Here’s what we think matters more. Hudson Place’s land at Media Circle was won in 2025 at $1,037 psf ppr (per square foot per plot ratio — the land cost per square foot of buildable floor area). In March 2026, the Dover Drive site a short drive away drew a top bid of $1,556 psf ppr. That is a gap of ~$519 psf ppr. Land cost is the biggest input into a developer’s selling price, so later launches nearby will most likely have to price higher.
That is the real story: not a promise of AI-fuelled gains, but an earlier entry price in a precinct the government has already earmarked for thousands of new homes and jobs. It comes with two honest trade-offs — the MRT walk and the school picture — which we set out plainly below.
Below we walk through the five angles you’ll hear from every agent presenting Hudson Place, then put it through the NAVIS PrimeKey Analysis — the 8-pillar framework we use to grade any Singapore project on data, not on hype.
Quick project facts

- Land cost: $1,037 psf ppr
- Address: 18 & 20 Media Circle (S139818 / S139819)

- Schools (1 km): New Town Primary (~0.84 km) is the only one, and it has no Primary 1 intake, so there is no 1 km ballot advantage. Tanglin Trust School (international) ~5 minutes’ walk; Fairfield Methodist Primary and ACS (Independent) ~6 minutes by bicycle
- Car park: 134 lots including 4 commercial (~130 residential lots for 327 units, about 40%), plus 57 bicycle lots and 7 motorcycle lots
- Expected vacant possession: 30 September 2029
- Sale status: Now open for sale · average ~$2,499 psf
Unit mix
- 2-Bedroom Premium — 646 sq ft — 105 units
- 2-Bedroom Premium + Study — 689 sq ft — 78 units
- 3-Bedroom Deluxe — 893 sq ft — 14 units
- 3-Bedroom Premium — 1,012–1,023 sq ft — 36 units
- 3-Bedroom Premium + Study — 1,055 sq ft — 21 units
- 4-Bedroom Premium — 1,152 sq ft — 26 units
- 4-Bedroom Suite + Flexi — 1,432 sq ft — 42 units (some with private lift)
- Penthouses — 1,744–2,196 sq ft — 5 units (2 with private lift)
Two-bedders make up 56% of the project (183 of 327). That tells you who the developer expects to buy: tenants-in-mind investors and young professionals more than large families.
The 5 selling angles you’ll hear
1. “Live where the AI economy is being built.” one-north is home to over 50,000 knowledge workers, and Kampong AI — Singapore’s first integrated AI park and live-work community — is slated for around 2028.
2. “You’re buying before the land price reset.” Hudson Place’s $1,037 psf ppr land cost is ~$519 psf ppr below the Dover Drive GLS (Government Land Sales) site’s $1,556 psf ppr.
3. “Rental demand is built in.” Only around 1,000 private homes exist inside one-north today. Recent median rents nearby include $4,200–$5,500 for a 2-bedder (Normanton Park, One-North Eden, One-North Residences).
4. “Resort living with a retail podium.” Facilities include a 50 m main pool, a second pool, two clubhouses and a tennis court, with shops at level 1. The developer says the shops are common property, so their rent helps offset maintenance fees.
5. “New Queenstown, not just one-north.” The site sits next to the Rail Corridor, with the upcoming Queensway community node (2027) and Holland Village both within easy reach.
All five are fair points. The question is how much each one should weigh for your household.
The honest review — NAVIS PrimeKey Analysis
NAVIS PrimeKey scores a project on eight pillars, each out of 5 stars: MRT connectivity, growth hotspots, the GLS and en-bloc pipeline nearby, project size, remaining tenure, rental yield, school effect, and the MOP cluster (nearby HDB flats reaching their Minimum Occupation Period, a key source of upgrader buyers). It’s a shortlisting tool. It tells you where a project is strong and where you need to ask harder questions.
Where Hudson Place scores full marks (5★)
- Growth Hotspots (5★). Sits directly inside the one-north / Mediapolis growth area, with zero distance to the hotspot boundary.
- GLS / En-bloc Pipeline (5★). Seven confirmed or reserve GLS and en-bloc sites within 2 km, including Dover Drive, Slim Barracks Rise (Parcel A), Lyndenwoods, Penrith and Terra Hill. Newer sites set higher benchmark prices — they also add competing supply.
- Remaining Tenure (5★). ~98 years left on the 99-year lease.
- Rental Yield (5★). Average 3.6% for the RCR, at the 3.5% threshold for full marks.
Where it holds its own (3–4★)
- Project Size (4★). 327 units: big enough for resale liquidity and shared facility costs, small enough to avoid a glut of identical units at resale.
- MOP Cluster (4★). 1,718 HDB units within 2 km have reached or will soon reach MOP, mainly SkyTerrace @ Dawson (758 units) and SkyVille @ Dawson (960 units). A solid upgrader pool — though both reached MOP in December 2019, so many of those owners may already have moved.
Where it doesn’t (1–2★)
- MRT Connectivity (1★). About an 18-minute walk to one-north MRT (CC23), past the 14-minute threshold for a higher rating. The developer puts it at 4 minutes by bicycle and is applying for a 1-year free shuttle to one-north and Buona Vista MRT (subject to authority approval). Either way, this is not a sub-10-minute walk. Time the route yourself before you commit.
- School Effect (1★). The only primary school within 1 km, New Town Primary (~0.84 km), has no Primary 1 intake, and there is no elite or popular-tier school within 1 km. Remember that 1 km only gives ballot priority, never a guaranteed place.
What else to weigh (not scored by PrimeKey)
- Parking is tight by design. About 130 residential lots for 327 homes. one-north is planned as a car-lite precinct, which suits tenants and young professionals, but a two-car family should ask about season parking before booking.
- Supply is coming. URA plans around 11,000 new homes across Mediapolis and the surrounding areas over the next 10–15 years. That brings amenities, and it also brings competition for tenants and resale buyers.
- Developer track record in Singapore. Qingjian Realty has completed around 20 projects here; Forsea is a newer name locally. Ask to see the finishes in a completed Qingjian project, not just the showflat.

Who is Hudson Place Residences actually for?
- The one-north professional. You work at Fusionopolis, Biopolis, Mediapolis or NUS and want to walk or cycle to work. The MRT walk matters less when your office is closer than the station.
- The rental-minded investor. A 2-bedder of 646–689 sq ft in a precinct with a large, well-paid workforce and little private stock today. You’re buying on land cost and a 5–10 year view, and you’ve priced in the competing supply.
- The upgrader who values space and facilities over a school address. A 3- or 4-bedder for a household whose children are past the Primary 1 ballot, or who are planning around international schools such as Tanglin Trust nearby.
Who it doesn’t suit: families whose plan hinges on a popular primary school within 1 km, households who need a short covered walk to the MRT every day, and two-car families. If one of those describes you, there are launches that will serve you better, and we’re happy to show you the comparison.
